Chapter one · How it started
When a holiday becomes a home.
Blažek Deals founder Jan Blažek first started visiting Cyprus more than ten years ago, during his career as a professional footballer. He fell in love with the island back then. Having spent much of his life outside the Czech Republic, he knew he wanted to settle abroad one day. Cyprus was the natural choice. By the time he later returned for a holiday with his partner Vendula, he had already decided where his future lay. The island won her over too, and Jan’s plan naturally became their shared journey. “Part of that new beginning was buying my own property. It taught me valuable lessons, but also brought challenges I would gladly have avoided. I encountered unprofessional sellers and learned first-hand how important it is to have someone you can trust by your side,” says Jan Blažek. That experience has given him a clear understanding of what to look out for when buying property in Cyprus, what to check and which questions to ask early on.
Over time, friends who were also considering life or investment on the island began turning to them for guidance. Others soon followed through personal recommendations. What started as helping people they knew gradually grew into Blažek Deals—with a desire to share their own experience and help others find their place in Cyprus while avoiding unnecessary missteps.

From football to property in Cyprus
2007
Discovering Cyprus through football
Football brought Jan Blažek to Cyprus. In 2007, he visited the island for a training camp with Slovan Liberec and began getting to know Cyprus through football.
2015
Return to Cyprus
In 2015, Jan Blažek returned to Cyprus with Dukla Prague. He scored three goals during the football training camp, helping him secure a loan move to the club.
2025
First property
He buys his first property in Cyprus. The purchase also brings unpleasant experiences with real estate agents and highlights the importance of clear information, fair dealing and reliable support throughout the process.
2026
Blažek Delas s.r.o.
Jan Blažek builds on his experience in both southern and northern Cyprus. He works directly with developers to secure the best possible prices and terms for buyers. Buyers share their experiences, and personal recommendations bring more prospective property buyers to Jan.
